Listings are published in good faith using information supplied by owners, developers and third parties. Prices, availability, areas, plans, photographs and descriptions are indicative and may change or be withdrawn without notice. Nothing on this site is an offer, a valuation or professional advice — please verify all details with us and with your own lawyer, surveyor or bank before making any commitment.

4. Use of the website

You agree not to:

• copy, scrape or republish our listings, photographs or content without written permission;
• use the site or our contact details for unsolicited marketing;
• attempt to gain access to the CRM, admin areas or other users' data;
• upload false, misleading or unlawful information through any form.

5. Intellectual property

The Starmax name, logo, site design, texts and photographs are owned by or licensed to Starmax Real Estate Agency and are protected by copyright. Property photographs may carry a watermark; removing it is not permitted.

6. Enquiries and viewings

Submitting an enquiry or viewing request does not reserve a property and does not create a contract. Agency agreements, commissions and reservation terms are agreed separately in writing.

7. Third-party links and services

We link to and use third-party services such as maps, messaging channels (WhatsApp, Viber, Messenger) and property portals. We are not responsible for the content or practices of those services.

8. Liability

To the extent permitted by law, we are not liable for indirect or consequential loss arising from use of this website or from reliance on listing information. Nothing here excludes liability that cannot be excluded under Cyprus law.

We may update these terms; the current version is always published on this page.

10. Governing law

These terms are governed by the laws of the Republic of Cyprus, and the courts of Cyprus have jurisdiction.
